Dear Mayor Chiarelli and City Councillors,

Subjec t: Rezoning of 847 Ivanhoe Ave.

On January 28th at a full Council meeting you will be asked to carry a motion to rezone 847 Ivanhoe Ave. to an R3D zoning to allow a triplex on the property. Our association and residents ask you NOT to support this motion and to OPPOSE it with NO as your vote.

This is not a frivolous action on our part, but a serious concern in our community.

Our association along with seven residents supported by a 79 signature petition representing 56 properties made presentations opposing the zoning change on January 13. Many reasons were brought forward but our main concerns are:

Over-Intensification: The part of our community this property lies in did not have the benefit of today’s planned communities. It is a mix of all types of housing that includes a 96 unit apartment building. The density is such that in 1998 a previous City Council recognized this and zoned it R2C allowing new single and semi-detached homes only.

Infrastructure: There are no sidewalks for pedestrians nor curbs for cars. Sewer and waterlines need upgrading. This street and most surrounding it have not been upgraded since the community was built. The City ignores our infrastructure needs but expects our residents to house more people.

Community: New single and semi-detached homes have been introduced to the community because of the R2C zoning. As well, the community DID NOT OPPOSE a new facility for physically handicapped residents on Ivanhoe Ave.  Our residents clearly view this R3D zoning as regressive.

What will each of you tell your local residents and community associations when faced with their similar concerns? Please accept our legitimate concerns and vote against this rezoning.
