Zoning Issue

 

We're a residential community protected by R2 zoning that only allows single, semi-detached and duplex housing. With a few exceptions, the community has seen single and semi-detached homes constructed.    This has helped us create a better balance of housing types.    The City's new 2003 Official Plan that concentrates on denser housing to take advantage of existing roads, utilities and bus routes is a threat to us.    It literally pushes aside zoning protection at the city's discretion.    The Queensway Terrace North Community Association is committed to fighting zoning changes that are not compatible with the current R2 zoning.

20 May 2004 A public meeting to discuss the application to re-zone 931 Pinecrest from a Duplex to a Fourplex apartment will be held at the gymnasium at Severn Public School, 2553 Severn Ave.

This meeting will take place at 7 pm. on Thursday, May 20th.

Bay Ward Councillor Alex Cullen, City Planner Doug Bridgewater and Architect Angelo Spadola will be in attendance to hear your views and explain the re-zoning application.

The Queensway Terrace North Community Association is opposed to this application.    Our main concerns are over-intensification, lack of parking, pedestrian and driver safety as well as a site inadequate for a fourplex.

27 Feb 2004 Letter sent to Development Services Department from Henry Swiech, President of the Queensway Terrace North Community Association advising the department the association opposes the application to change zoning on 931 Pinecrest Rd.

31 Jan 2004 A new rezoning application for 931 Pinecrest Rd has been received by the city.    This one involves a Duplex to be rezoned to a Fourplex.    We’ll be fighting this application on behalf of the community and will keep you posted.
